Toilet refurbishment

Roseground were contracted to carry out a full refurbishment of 2 nr men’s and women’s toilet facilities within the factory of one of our long-standing clients.

The area had not been used for a considerable amount of time and most of the fixtures and fittings were no longer useable, so they needed a complete refurbishment.

As with our usual role on projects with this Client, we took on the design and build role and were given the brief that these were to be VIP toilets for important visitors. As such we instructed a designer who we liaised closely with to produce designs, which the client approved prior to commencing the works.

The works involved the complete strip out of the existing toilets, slight layout changes, and refurbishment of the area including all new sanitaryware and associated MEP works.

This was a very challenging project in terms of the condition of the existing plumbing, and tying into the dated plumbing infrastructure with new fittings etc. To the timescales, with the works needing to take place within the Christmas shutdown meaning 2 full refurbishments of toilet blocks in under 2 weeks.

Despite the challenges up against us, we delivered the project on time for a happy client. Due to the success of these refurbs, there is potential for a site wide roll out to refurbish all toilets on site.

Boiler room

Roseground was asked to look into the possibility of converting an old boiler house into useable office space for a client. The building was extremely dilapidated and contained a considerable amount of contamination most notably asbestos.

Our first job was to strip all contamination from the building and remove the redundant boiler tank so we could reveal the space we had to deal with. Once this was completed the design team were instructed, and working closely with our client we produced a series of concepts for approval.

Once the chosen concept was approved, we began to produce full building drawings for the client, and guided them through the process in terms of planning requirements. The new building was to have an office block with full welfare facilities included i.e., toilets and kitchen, with a stores area with a goods lift down to the lower floor storage area.

The design involved the erection of a steel frame within the existing structure with a suspended concrete slab for the upper floor office block. The steel frame was also designed with plates just below the underside of the roof to give the option to go above in the future should the client wish.

Midway through the build the world was hit with COVID-19 which closed the site for a period of 2 months, and drastically extended the Programme and brought some substantial price increases. Working together with the client we carried out some successful value engineering in an effort to not pass back some of the price increases we were receiving. We also re-worked the Programme to try and reduce some of the time lost to COVID-19.

Regardless of the delays we completed the project sooner than expected and the Client was happy with the end result.
